A Texas DSCR loan is a rental property loan that qualifies you on the property's rental income compared with its monthly debt payment, not on your W-2s or tax returns. Most DSCR loans come from non-QM and private lenders rather than traditional banks. Lendoor, a nationwide direct lender, offers DSCR loans to Texas investors.

What is a DSCR loan?

DSCR stands for debt service coverage ratio. A DSCR loan is a business-purpose mortgage for investment property. Instead of asking how much you earn at your job, the lender asks a simpler question: does this property's rent cover its payment?

That makes DSCR loans a common fit for buy-and-hold investors who are self-employed, who own several rentals already, or whose tax returns show low income after write-offs. You still go through underwriting. The lender reviews the property, your credit, your reserves, and the entity you buy through. But your personal income is usually not the deciding number.

At Lendoor, the DSCR program is qualified on the property's rent, with no tax returns or W-2s required. Current program details are on our DSCR loan program page.

How is DSCR calculated?

The formula is short:

DSCR = Monthly gross rent ÷ Monthly debt service (PITIA)

PITIA means principal, interest, taxes, insurance, and association dues (HOA), if any. Some lenders use market rent from an appraisal, and some use an existing lease. Ask which one your lender uses before you run your numbers.

A ratio of 1.00 means the rent exactly covers the payment. Above 1.00 means the property produces more rent than the payment. Below 1.00 means the rent falls short. Each lender sets its own minimum ratio, and some will lend below 1.00 with tighter terms. Lendoor offers true no-ratio DSCR loans, so there is no minimum DSCR required.

Illustrative example (hypothetical numbers, not Lendoor terms)

The numbers below are round and made up to show the math. They are not a quote, a rate, or a Lendoor term.

Line item Monthly amount
Principal and interest $1,500
Property taxes $400
Insurance $150
HOA $0
Total debt service (PITIA) $2,050
Market rent $2,500

DSCR = $2,500 ÷ $2,050 = 1.22

In this example, the rent covers the full payment with about 22% to spare. Property taxes make up a big share of that payment, so check the actual tax bill for any Texas property you underwrite instead of guessing.

Who qualifies for a DSCR loan in Texas?

DSCR loans are for investment property, not a home you live in. In general, lenders look at:

  • The property's cash flow. The ratio above is the core test.
  • Credit. Lenders set credit score minimums by program and leverage. At Lendoor, minimums start at 640 and vary by leverage, property type and DSCR.
  • Down payment or equity. Lendoor's DSCR program shows maximum leverage of up to 85% LTV on purchases and up to 80% LTV on cash-out refinances. For how lenders measure leverage, see LTV vs LTC.
  • Reserves. Many lenders want several months of payments in the bank after closing, and reserve requirements vary by deal.
  • Loan size. Lendoor's DSCR loans run from $150K to $3M.
  • Borrowing entity. Many investors close in an LLC. Lendoor lends only to LLCs and requires a personal guarantor.

Lendoor lends in Texas and 44 other states. The excluded states are Nevada, Utah, North Dakota, South Dakota, and Alaska.

What banks do DSCR loans?

Most traditional banks do not offer true DSCR loans. A bank investment property loan usually qualifies you on your personal income and debt-to-income ratio, using tax returns and pay records, much like a home loan. Some banks and credit unions offer portfolio loans for investors, but those often still look at your personal finances or the bank relationship.

DSCR loans are mostly offered by non-QM lenders and private lenders. "Non-QM" means the loan falls outside the Qualified Mortgage rules that most consumer home loans follow. The CFPB explains the Qualified Mortgage category here. Because DSCR loans are business-purpose loans on rental property and qualify on rent rather than personal income, they are usually made outside that system.

So if you searched "what banks do DSCR loans," the more useful question is "which lenders specialize in DSCR loans." That group includes non-bank direct lenders, non-QM mortgage companies, and private lenders. When you compare, ask each one who actually underwrites and funds the loan.

Bank vs non-bank DSCR lender

Question Typical traditional bank Typical non-bank DSCR lender
Offers true DSCR loans? Usually no Yes, it is a core product
How you qualify Personal income, tax returns, DTI Property rent vs. payment (DSCR)
Income documents Usually required Often not required
Close in an LLC Varies, often limited Common
Limits on number of financed properties Often tied to agency or bank policy Usually more flexible
Pricing Often lower for strong W-2 borrowers Often higher, priced on risk and leverage

These are general patterns, not rules. Terms vary by lender, so get them in writing.

DSCR vs conventional investment loans: which fits?

DSCR loan Conventional investment loan
Main qualifier Property cash flow Your personal income and DTI
Documentation Lease or appraisal rent schedule, credit, reserves Tax returns, W-2s or pay records, credit, reserves
Best for Self-employed investors, growing portfolios, LLC buyers W-2 borrowers with strong documented income
Rate Usually higher Usually lower
Vesting LLC often allowed Usually personal name
Common products 30-year fixed and ARMs 30-year fixed

If you have strong W-2 income and only a few properties, a conventional loan may cost less. If your tax returns understate what you earn, or you are scaling past a handful of doors, a DSCR loan is often the simpler path. Lendoor's DSCR program offers 30-year fixed, 5/1 ARM and 7/1 ARM options.

What properties qualify for a Texas DSCR loan?

Most DSCR lenders cover these property types. Confirm each one with your lender:

  • Single-family rentals (SFR). The most common DSCR property type.
  • Short-term rentals (STR). Many lenders allow them, but they may calculate rent differently, for example from a market rent study or booking history. Lendoor allows STRs, using established Airbnb income or AirDNA projections depending on the program, and usually applies a 20% annual expense haircut.
  • Small multifamily (2-4 units). Common for DSCR. Larger multifamily is usually a commercial loan. Lendoor's DSCR program goes up to 9 units.
  • Townhomes and condos. Lendoor allows them, subject to HOA review.

Owner-occupied homes do not qualify. A DSCR loan is for property you rent out.

How do I apply for a DSCR loan with Lendoor?

  1. Run your numbers. Estimate rent, taxes, insurance, and HOA, then calculate DSCR with the formula above.
  2. Submit your deal. Send the property address, purchase price or current value, expected rent, and your entity details through our deal submission form.
  3. Review terms. We review the deal and send you terms. Timing depends on the deal and how fast documents come in.
  4. Appraisal and underwriting. The appraisal confirms value and market rent. We review credit, reserves, and title.
  5. Close. You sign, the loan funds, and you're ready to rent.

As a direct lender, Lendoor underwrites and funds the loan. You can learn more about our team.
