1. Who We Are
Lendoor LLC, also doing business as Fundify and Fundify Loans ("Lendoor," "we," "us," or "our"), is an Arizona-based private real estate lender. We originate business-purpose loans nationally, including fix and flip, ground-up construction, DSCR rental, and bridge financing. Lendoor operates under NMLS #2856707 and Arizona Mortgage Banker License MB-2017932.
This Privacy Policy explains what information we collect, how we use it, who we share it with, and what choices you have. It applies to lendoor.com, our borrower document portal at portal.lendoor.com, our online intake and quote request forms, and any other Lendoor property that links to this policy.
Lendoor lends for business purposes. Our borrowers are typically real estate investors and the entities they control. Even so, we collect personal information from individual owners, principals, and guarantors, and we protect that information under the practices described here.
2. Information We Collect
Information you provide to us
- Contact and identity information, including name, mailing address, email address, telephone number, date of birth, and government-issued identification
- Social Security number or taxpayer identification number, where required to evaluate a loan request or obtain a consumer report
- Business and entity information, including entity formation documents, ownership structure, operating agreements, and entity tax identification numbers
- Financial information, including bank statements, tax returns, financial statements, asset and liability schedules, proof of liquidity, and payoff or wire instructions
- Property and project information, including addresses, purchase contracts, scopes of work, budgets, rent rolls, leases, and appraisals
- Real estate investing experience and track record
- Any other information you choose to provide through forms, uploads, email, text message, or conversation with our team
Financial account information collected through Plaid
With your authorization, we use Plaid Inc. ("Plaid") to collect information from your financial institution, including account balances, account and routing details, account ownership, and transaction history. We use this information to verify your financial position and the sources of funds for your transaction as part of underwriting your loan.
You authenticate directly with your financial institution through Plaid's interface. Lendoor does not collect, view, request, or store your online banking username or password. Plaid's collection and use of your information is governed by the Plaid End User Privacy Policy. By connecting an account, you agree that Lendoor may obtain that information from Plaid for the purposes described in this policy.
We request only the data needed to evaluate your loan request. We do not sell this information, and we do not use it for marketing.
Consumer reports
With your written authorization, we obtain consumer reports about individual borrowers, principals, and guarantors from consumer reporting agencies. These may include credit reports, credit scores, and background or public records information. We use consumer reports to evaluate creditworthiness and to make underwriting decisions, consistent with the Fair Credit Reporting Act.
If we take adverse action based in whole or in part on information in a consumer report, we will provide the notice required by law, including the identity of the consumer reporting agency that furnished the report. The consumer reporting agency did not make the decision and cannot explain the reasons for it. You have the right to obtain a free copy of your report from that agency and to dispute the accuracy or completeness of any information in it.
Information collected automatically
- IP address, device type, browser type, and operating system
- Pages viewed, referring pages, and dates and times of visits
- Information collected through cookies and similar technologies, as described in Section 6
Information from third parties
We may receive information about you from mortgage brokers, real estate agents, referral partners, title and escrow companies, appraisers, insurance agents, and capital partners involved in your transaction, as well as from public records and property data providers.
3. How We Use Your Information
- To evaluate, underwrite, price, approve, close, fund, and service loan requests
- To verify your identity, financial position, source of funds, and property information
- To communicate with you about your application, loan, or inquiry
- To place loans with capital partners, correspondent lenders, and investors
- To detect, investigate, and prevent fraud, including wire and payment fraud
- To operate, maintain, and improve our website, portal, and services
- To send updates or information about our products, subject to your preferences
- To comply with legal, licensing, regulatory, and recordkeeping obligations, and to establish or defend legal claims
4. SMS Communications and Consent
We may send SMS messages related to your inquiries, appointments, or the services you request, including confirmations, reminders, document requests, and follow-up communications. Message frequency varies. Message and data rates may apply.
You may opt out of SMS at any time by replying STOP. Reply HELP for assistance, or contact us using the details in Section 12.
We do not share mobile telephone numbers or SMS consent with third parties for their own marketing purposes. Mobile information is shared only with service providers that help us deliver communications on our behalf.
5. How We Share Your Information
We do not sell your personal information.
- Capital partners, lenders, and investors. We share loan file information with the institutional lenders, correspondent partners, and investors we place or sell loans with, so they can underwrite, purchase, or fund your loan.
- Transaction participants. We share information with title and escrow companies, appraisers, insurance agents, attorneys, and other parties necessary to close and fund your transaction.
- Service providers. We share information with vendors that support our operations, including cloud storage, customer relationship management, document management, communications, data aggregation, and accounting providers. These vendors are contractually obligated to protect your information and to use it only for the services they provide to us.
- Consumer reporting agencies. We may furnish information about your loan to consumer reporting agencies where applicable.
- Legal and regulatory. We may disclose information where required by law, subpoena, court order, regulatory examination, or valid request from a governmental authority, and to protect our rights, safety, or property.
- Business transfers. If Lendoor is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction, subject to this policy or a successor policy.
6. Cookies and Tracking Technologies
We use cookies and similar technologies on lendoor.com to operate the site, understand how it is used, and improve performance. You can control cookies through your browser settings. Disabling cookies may affect how parts of the site function.
Our borrower document portal uses cookies that are necessary for authentication and session management. These cannot be disabled while using the portal.
7. How We Protect Your Information
Lendoor maintains a written information security program with administrative, technical, and physical safeguards designed to protect the confidentiality, integrity, and availability of the information we hold. Those safeguards include encryption of data in transit and at rest, multi-factor authentication on systems that hold sensitive information, access limited to personnel with a business need, secure document collection through our borrower portal rather than unencrypted email, vendor security review, workforce security training, and a documented incident response plan. We review the program at least annually.
No method of transmission over the internet or method of electronic storage is completely secure. If you believe your information has been compromised, contact us immediately using the details in Section 12.
8. How Long We Keep Your Information
We retain loan files and related information for the periods required by applicable federal and state lending, licensing, and recordkeeping laws, and by our agreements with capital partners. These periods apply whether or not your loan closes. When information is no longer required for a legitimate business purpose or a legal retention obligation, we securely dispose of it.
Financial account information obtained through Plaid is retained only as long as needed for the underwriting and servicing purposes described in this policy and for applicable recordkeeping requirements. Access tokens permitting ongoing retrieval are revoked when the underwriting purpose is complete or a request is withdrawn.
9. Your Rights and Choices
Subject to applicable law, you may:
- Request access to the personal information we hold about you
- Request correction of inaccurate or incomplete information
- Request deletion of information we are not required to retain
- Withdraw authorization for continued access to your financial accounts through Plaid
- Opt out of marketing communications, including SMS as described in Section 4
To make a request, email privacy@lendoor.com or contact us using the details in Section 12. We will acknowledge your request within 10 business days and respond within 45 days, or tell you if we need additional time. We may need to verify your identity before acting on a request.
Please note that we cannot delete information we are required to retain under lending, licensing, tax, or anti-fraud recordkeeping obligations, or information necessary to service an active loan or defend a legal claim. Where we cannot delete information, we will tell you why.
10. Children's Privacy
Our services are directed to businesses and to individuals who are 18 or older. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.
11. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above and post the current version on this page. Material changes will be communicated as required by applicable law. We encourage you to review this page periodically.
